GFA for Enbloc Potential

Hi Dennis,
I am one your participants recently attended the Secrets to money making in Property Seminar.
My question is or can you explain the topic on
GFA-After comparing against current ultilised GFA,what is the benefit of it if it is under ultilised by 20% for current GFA? Assuming the land is 137,000 and the plot ratio is 1.6

Hi Ongbilly,
if the unutilised GFA is only 20%, the chance of a enbloc is very slim, since there is NOT much value property developers can get from buying the land and redeveloping the project.

Typically, we try to look for 50% unutilised GFA for "enbloc opportunities".
