Personally, when I invest, whether commercial or private property or stocks, the main thing I focus on is potential Capital Gains. And sometimes this is a judgement call and others eg. professional valuers might have a different opinion on.
I don't buy property for rental yield, I also don't buy stocks for dividend yield. However, the rental yield/dividend yield would be part of the Input in helping me estimate whether I am over-paying for the property/stock.
Note: why do I focus on Potential Capital Gains? One reason why most middle class Singaporeans stay as middle class is becos before they acquire Massive Cash, they already focus on Income (rental yield/dividend yield).
If a person has S$100,000, even getting 10% yield is only S$10,000, how to retire on S$10,00 a year.
However, if a person has S$5,000,000, getting 5% yield is already S$250,000. Don't know about others, I can certainly retire on S$250,000 Passive Income a year.
