Hi Seniors, recently there are uptrends on investing in Uk hotel, with minimum guarantee projected returns and exit strategies in place. I am wondering what are the risks and hope to get some pointers from the experts in here. Thank you.

On the back of my mind, I will normally ask few questions:
1. How does the investment pay guarantee return? Where is the money come (income) from?
2. If it is guarantee, why would the "owner" want to sell it to you?
3. Is it too good to be true? What's the catch?
